Shop more than one institution, because the spread in rates and costs is real. A 0.25 percent gap between two lenders’ quotes adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. If the report surfaces significant deferred maintenance or structural issues, you have real choices, and walking away is a legitimate one of them. You can request a credit against the purchase price to handle repairs yourself. What you should not do is panic and waive your right to negotiate.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out how long the listing has been active. A listing that has been sitting for six weeks with no price adjustment is a fundamentally different negotiation than a property that is drawing multiple showings every day.

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.
